Aim of the Modules

The principal objective is to provide detail for students and practitioners at any level of experience to gain additional skill in the preparations of Taking Off Quantities and Bill of Quantities Production.

Each Module sets out and illustrates the measurement for a bill of quantities generally in accordance with the Standard Method of Measurement of Building Works: Seventh Edition revised 1998 and in accordance with general practice methods.

Each Module shows the working out calculation for the dimensions in detail. I strongly believe if you know how the dimensions are calculated you will have a better understanding and particularly of the computer take-off systems (if applicable).

Time Commitment
The course is based on Module(s). Each Module is for an element of Bill of Quantities production. The amount of time you spend on each module is governed by your experience and commitment. That said how long you take is not important. The main aim is to understand how to Take – Off the quantities. The maximum time limit however is twelve months.

To undertake the course, you will require…
• Standard Method of Measurement of Building Works: Seventh Edition revised 1998.
• Computer / Printer.
• Excel will be useful.
• Commitment

Undertaking a Module
• Read the appropriate SMM7 section. I would suggest a couple of times.
• Follow the example module, linking with the SMM7 clauses.
• When you a happy, undertake the assignment module.

Function of a Bill of Quantities
Tenders are mainly sent out on Drawings and Specification basis to main contractors and subcontractors.

The purpose of a Bill of Quantities for the main contractor and subcontractor is to enable the preparation of an estimate for the project to an established method.


The priced Bill of Quantities can be a basis for the valuation of variations. In addition, provides an important document for the valuation of stage payments during the contract period, monitoring the financial progress of the project, and for agreeing the final account.

Bill of Quantities Preparation.
Drawn information and specification detail need to be formulated in a standard format. There are two formats established by the Royal Institution of Chartered Surveyors. Being the Standard Method of Measurement of Building Works Seventh Edition Revised 1998 and the New Rules of Measurement 2021.

Taking off or bill of quantities preparation; there is a variety of computer software available today for the preparation of the bill of quantities. Generally, the bill of quantities today is still presented in the format of the Standard Method of Measurement of Building Works Seventh Edition Revised 1998. Some main contractors / subcontractors have their own method of bill of quantities preparation which co-ordinates better with their pricing method.
